The House Plans Desk checks available publisher facts, studies circulation and layout, and separates source information from editorial interpretation.
The House Plans Desk reviews the information available from plan publishers and organises it for readers comparing layouts. Each article distinguishes source facts from editorial judgment, identifies the plan number and direct publisher link, and explains what cannot be confirmed from a sales page or drawing image.
Cost figures are estimates, not bids or invoices. Structural, code, site and climate questions must be checked with qualified local professionals before a plan is purchased or built.
Publisher facts and editorial analysis are labelled separately.
A listing or drawing image cannot establish site conditions, code compliance or final build cost.
A referral relationship never turns a plan review into a sales page.
Plan numbers, dimensions and room facts are checked against the available publisher information.
Reviews discuss circulation, proportions, adjacencies and questions that need local professional review.
Ranges state their year, geographic basis, assumptions and sources; they are not quotes.
Climate, building age and local requirements can change which advice applies. These locations are research contexts, not claims of completed work:
The review examines a lot of small single-story plans, and most of them treat the second bedroom and the home office as interchangeable — give up one to get the other.
This 1,463-square-foot traditional two-story is the kind of compact, sensible plan that actually gets built in numbers across the Northeast — a front-gable box with a covered porch, an integrated two-car garage, and three bedrooms stacked efficiently upstairs.
This is a big plan that knows what it's for. The review tests how its layout, storage and circulation support that program.
This is a big house that hides its size well, and that's the first thing worth saying about it.
The review examines this one as a plan that does a lot with a small footprint.
Plan 54062LK does exactly that: it puts the master suite alone on the main level and banishes the kids — or the in-laws, or the teenagers — and their media room to the upper floor. That is a deliberate programmatic move, not an accident of the footprint.
Many cabin plans fall into one of two traps — either they're a tent with a kitchen, or they're a suburban house wearing a flannel shirt.
On this 39' x 29' garage (plan 61753UT from Architectural Designs), the absence is the whole point: there are no interior support columns. This plan's engineered clear span hands you a genuinely uninterrupted 1,131-square-foot bay.
This is a 2,212 sq ft Country Farmhouse on a 69'6" x 52'6" footprint, single-story, with a 2,045 sq ft walkout basement drawn underneath it.
This Northwest-craftsman ranch (Architectural Designs plan 267116SPK) is exactly that kind of plan: a tight, single-level split-bedroom layout with a den that flexes to a third bedroom, wrapped around an oversized three-car garage with a 540-square-foot bonus room waiting upstairs.
The angled garage is the first thing your eye lands on, and it's doing more work than it looks.
It takes the grade and uses it: 1,288 square feet of single-level living up top, a drive-under 2-car garage tucked into the hillside, and a 700-square-foot finished bonus room sharing that lower wall — 1,988 heated square feet total on a tight 46-by-28-foot footprint.
